Site Analysis

The Bow Valley Centre site consists of approximately 30 acres of land within a low density residential neighbourhood. This neighbourhood, known as Bridgeland Riverside, is one of Calgary's oldest, and has a great deal of neighbourhood pride and character. The community centre is located close to the Light Rail Transit stop, and constitutes the heart of the community. Surrounding the centre are several ball diamonds, which are create both recreation and revenue for Bridgeland-Riverside.

The area contains many seniors' lodges and other residential service providers, who chose to locate close to the hospital. As well, First Avenue, the main east-west axis contains several restaurants and shops. The challenge for any comprehensive plan will be to balance the economic needs and emotional desires of both the neighbourhood of Bridgeland-Riverside, and those of the greater community of Calgary.
