HOLY CROSS HOSPITAL:

An Exploration of Redevelopment Options

CORE PRINCIPLES

Given the prominence of the Holy Cross site in the community, it is essential that plans for redevelopment be considered very carefully.  The opportunity to reshape such a large parcel of land in the heart of the inner-city is one that does not often come available.  Regardless of the specific form redevelopment takes, an ethical approach requires consideration of not only the physical impacts on the eight acres of the site proper, but also the potential impacts on the broader community and environment.

CORE PRINCIPLES

Based on the preceding discussion, the following are core principles to be used as guidelines for redevelopment of this significant inner-city site:

1. Sensitivity to historic nature of the site.
2. Integration of the site with the broader community of Mission.
3. Sensitivity to the "people friendly", human scale of the Mission.
4. Sensitivity to the entire spectrum of the urban environment, i.e., the non-human – river, fish, plants, birds and other wildlife – as well as the human/built environment.
5.  Ensuring a mix of uses on the site, to ensure that it continues to fulfill its role as a vitalizing force in the community.
6. Providing a range of housing options in any residential development on the site, including the provision of an agreed upon percentage of non-market housing.
