  • Topography is the defining feature of the site - there is a 30 m difference from the northern to the southern sector of the site
  • Built-up areas at edges define complementary uses: commercial to the north of 1st Avenue, low-density single family houses to the northwest and the northeast, medium-density to the southwest and seniors housing to the southeast
  • Noise from Memorial Drive is substantial along the southern aspect of the site
  • Many viewpoints of the downtown skyline are situated on and around the site
  • Community has a high rate of through-traffic from 10th Street and St. Georges Drive
  • Community houses a number of social service organizations including senior's and low income housing, Canadian National Institute for the Blind (CNIB), Children's Cottage and Columbus Village
